Obtaining property records means visiting the relevant offices or using government sites such as the Supreme Court's internet registry. Real estate registers are capped at about 100 copies a day. Corporate registers can be requested only ten at a time on the site, and bulk issuance through an online or in-person booking incurs an additional fee per copy beyond 20. Building ledgers are likewise limited to ten per request. Documents print on paper only and cannot be saved as PDFs, and clashes between security programs can leave the system unstable. Because issuing bodies are divided among government agencies, even securing a single document involves repeated work.

Large-scale reconstruction and redevelopment, verification for compensation or acquisition by the state or an organisation, urban maintenance projects, land surveying and geological surveys all require property documents in bulk. In January a staff member at a construction firm needed to issue more than 8,000 land registers for an urban development project. Problems with the digital certificate during installation and login, and a printer that would not connect because of a router issue, led them to give up on doing it in house. The documents were then obtained through an agency service. Apostille Korea said it issues documents in volumes ranging from thousands to tens of thousands within a short period and delivers every file as a PDF. It can also derive related property information from a single address or business registration number and compile it into an Excel report.
